Block & Main

[ OVERVIEW ]

Block & Main is a village-scale urban multifamily model designed to complement existing neighborhoods while encouraging walkability. We manage the entire development process—identifying suitable infill sites, engaging early with city planners and zoning authorities, and creating building designs in-house with draftsmen and architects. Three-story buildings with 10–15 units use durable, cost-effective materials selected for long-term performance and minimal maintenance.

These rentals appeal to working professionals and small households who prioritize proximity to transit, services, and employment. Residents benefit from well-proportioned units, secure access, and thoughtfully scaled communal spaces that feel integrated rather than temporary. From a development perspective, Block & Main emphasizes careful site planning, neighborhood alignment, and construction practices that support ownership over multiple market cycles.

Village-Scale Urban Living, Built to Last

Strategic Development

Block & Main projects begin with careful site selection and early engagement with city planners and zoning authorities. We acquire infill parcels and design three-story, 10–15 unit buildings in-house with draftsmen and architects, ensuring construction is efficient, repeatable, and durable.

Purpose-Built for Residents

These rentals are designed for urban professionals and small households who value access, convenience, and permanence. Thoughtfully proportioned units, secure entries, and pedestrian-oriented layouts create a sense of neighborhood while maintaining the efficiency of multifamily housing.

Context-Sensitive Density

Block & Main adds rental units in a way that complements existing streetscapes and neighborhood scale. By thoughtfully stacking units, we provide meaningful urban density without overwhelming the surrounding context, supporting stable occupancy and long-term relevance.

Durable, Long-Term Assets

Materials and building systems are selected for longevity and low maintenance. Block & Main assets are designed to be held and operated across multiple market cycles, delivering urban rental housing built for permanence and stability.

Overview

Village-Scale Urban Living, Built to Hold

Block & Main begins with disciplined site selection and early coordination with city planners and zoning authorities. We acquire infill parcels and design three-story, 10–15 unit buildings in-house with draftsmen and architects, ensuring layouts, materials, and construction systems are efficient, durable, and built for long-term performance

  • Block & Main is a walkable, urban multifamily model designed to add rental density in established neighborhoods. Buildings are mid-rise (typically three stories) with 10–15 units, designed and constructed for long-term rental operation.

  • Developing within existing streetscapes allows us to provide meaningful urban density while respecting the scale and character of surrounding areas. Infill development reduces sprawl and positions rentals near employment, transit, and services.

  • Risk is managed through disciplined site selection, early engagement with municipal planning authorities, in-house design, and repeatable construction systems. Controlling every stage from acquisition through construction ensures predictability in cost, quality, and long-term performance.

  • Block & Main units serve working professionals and small households who value access to urban amenities, convenient transportation, and housing that feels permanent rather than temporary.

  • Buildings are constructed with durable materials and systems selected for low maintenance. Thoughtful unit layouts and pedestrian-oriented design support stable occupancy, creating assets intended to be held across multiple market cycles.

  • Block & Main emphasizes context-sensitive design and neighborhood-scale density rather than large, impersonal apartment blocks. Units maintain the scale and feel of a village while delivering the efficiency and rental economics of multifamily housing.

Inclusions

Block & Main projects include disciplined site acquisition, early coordination with city planners and zoning authorities, and in-house design led by draftsmen and architects. Buildings are constructed using durable, economical materials chosen for long-term performance and low maintenance.

Site planning emphasizes neighborhood integration, pedestrian access, unit layouts that support privacy and functionality, and efficient mid-rise density. Assets are developed and operated as long-term rental housing, with a focus on stable occupancy and relevance across market cycles.

Exclusions

Block & Main does not pursue speculative architectural features, short-lived finishes, or design trends that compromise durability. Projects are not intended for short-term resale, luxury positioning, or rapid tenant turnover.

We avoid overbuilding, layouts that disrupt neighborhood context, or features that increase operational complexity. The model is deliberately disciplined to preserve capital, reduce development risk, and support long-term ownership.
